We will be focused on selecting a design that maximizes the functionality of the new space, integrates/allows updating of the existing structure and some how blends the new modern with the old spanish architecture.
The following are functional/design elements that we want to add on as an addition. We moved into the home where my wife grew up with the plan of adding on an addition to modernize the house and create a separate space. Current house is large with a major garage addition 10 years ago and a master bedroom update 5 years ago. It is however the home where mom has lived for 40 years so very little is going to change or be redone inside the main house. The property has plenty of land and located on a lake so we can do almost anything within reason.
We would like to add a 30x50 ft two story addition next to the main house connected by a courtyard on the first floor and a bridge/hallway on the second floor. The addition needs to be connected to the existing house to be considered part of the existing home and not a new residence. The new addition on the first level would be open floor plan for entertaining. We have a 10 year old boy and two cousins(boys) who live very close. The goal is to maximize the first floor space for fun and social activities for adults and kids. The second floor primary space will be modern master bedroom, large laundry room, guest bedroom and office. The main house has three bedrooms on the second floor that share one hallway bath. We plan on taking out the second bedroom and making it part of the hallway access to the new addition and making one of the bedrooms(farthest from the bathroom) a project room/office. The other bedroom will be for our son and the bathroom will be accessible from the bedroom and hallway. Not important for initial design but wanted to give example of larger space allocation.
The following are functional elements that we would like to see included if money was not an problem. Of course money is always a limiting factor but doesn't hurt to list what we would like in the new addition.
The house is Spanish architecture where Boca is known for the Mizner style.
We are also considering doing the addition as pre-cast construction to minimize the disruption of building on the property for the primary structure of the home. Since it is two story home most likely would be done as maximum 8 x 20 panels that are trucked in. Thus rounded arch ways and other design elements can be done at the factory. Ideally we would specify the finish of the walls(stucco exterior to match existing house) and smooth finish for internal walls as we like a modern/clean design. We would like the design to leverage the strengths of doing pre-cast and minimize the weaknesses of doing pre-cast if possible. Would also like to have a flat roof to allow for maximum space for solar or roof top garden. We live in a hurricane region and the wind insurance people don't like flat roofs so in the end may not make sense.
