This project is for the new construction of an efficient guest house also to be used as a vacation rental. The lot is located in Yavapai County just outside of Sedona, Arizona. The building permits will be obtained from Yavapai County. I will hire a licensed architect but I would like to get ideas on potential elevations and a very efficient floor plan for an 800 to 900 square foot guest house with 2 bedrooms and 2 baths. The lot is near national forest service land on all sides but actually abuts forest service land on the south.
The lot is essentially flat and large (approx. 4 acres) so lot size is not an issue. There are beautiful red rock views to the east so ideally both bedrooms and the living area can take advantage of these views. This area is considered “high desert” at approximately 4,500 elevation. The summers are still quite hot and there are some days of below freezing temperatures and some snow in the winter.

Exterior will be smooth or sand finish stucco with stone accents
As cost-effective as possible yet still maintaining “resort-like” characteristics
Style preferred would be the simpler, soft clean lines of southwestern contemporary, Mediterranean or Tuscan architecture with some stone accents (perhaps stacked stone?) No overly ornate or “rustic” features such as log posts or pillars please. The inside should have a nice “resort-like” feel that is bright, light yet warm and comfortable. Roof can be flat, tile or metal but keep in mind potential desire for active solar.
I would like some defined entry rather than just walking straight into the living area. It would be great to have room for a small foyer table and a coat closet near the entry.
2 bedrooms that are relatively equal in size that can accommodate a king size bed or 2 twin beds comfortably.
Bedroom 1 should have en suite bathroom
Bedroom 2 should have easy access to 2’nd bathroom
Both bedrooms ideally will have access to patio and views of red rocks.
Both bedrooms ideally will have ample closet space – preferably small walk-in.
Bathroom 1 will be en suite with a shower, vanity/sink and toilet.
Bathroom 2 will be located conveniently to both living area and the 2’nd bedroom. This bathroom will have tub/shower combination, vanity/sink and toilet.
Closet or small laundry room for full size washer and dryer.
This should be one open area. Kitchen can be small but still have ample cabinet storage space and be able to accommodate full size appliances including refrigerator, range top/oven and sink. Small dishwasher would be nice but not mandatory. Dining space should be able to accommodate up to 6.
Living area should be oriented towards east with views of red rocks. A gas/propane fireplace would be great in this area as well. Living area should have access to large back patio. Living area should be large enough to accommodate a queen size sofa bed.
A small work space with built-in desk would be nice in this area as well.
Large patio with some covered area for shade. Should feel like a nice retreat and be oriented towards views.
