Thank you for all the work that you put into the design for my 3rd floor. The pictures look beautiful and I love the way you specifically addressed many of my ideas for the project. I appreciate how you provided options based on your expertise. You captured the importance of the water view and low maintenance.
The gable roof looks nice and does allow for that round (porthole-like) window above the TV.
I had considered the more common switchback stairway, but could not figure out how it would allow for a door at the 2nd floor entrance and provide enough distance between the sitting area and the 73” TV on the 3rd floor.
I would prefer your alternate plan for the master bathroom to avoid having to walk through the bathroom to get to the bedroom.
I like the large 3rd floor deck option as described on your page A6. I wanted to make the 3rd floor deck as large as possible and still stay within my budget. It appears that either one of your options would require significant changes to the 2nd floor roof deck, which currently provides an 18” overhang.
The adjustments that you made to the floor plan did allow the house to take on a more distinctive shape, but I’m afraid the costs would exceed my budget. I’ve asked my contractor to take a look and advise me.
You removed all the window overhangs on the south wall. They are very important to block the summer sun and yet allow the lower winter sun to warm the rooms. This is one reason why I specified the large Anderson windows (C235/P4035/C235) in the master bedroom, as well as for the view and to align with the 2nd and 1st floor windows. The hip roof on the south was part of the plan to shade the windows. Part of the need for the ventilation plan was to move the extra free southern heat to other areas. I appreciate that you did include the super fan in your ventilation plan.
The anchor and huge chain in your plan looks way cool and very dramatic. Hard to imagine how that could realistically be accomplished.

1/7/14 Hi Arc 433, I met with my contractor. He was also very impressed with your beautiful work. He agreed that the large deck option would be clearly superior. How much do you think it would cost to build the addition according to your plan?
He told me that I could put a door at the base of the switchback stairs that would open out into the hallway.
Did you get my earlier feedback? I have not seen any response from you and wonder if I’m missing something. Thank you.
