I am seeking a design and elevation for 1 Townhouse floor plan plus a site plan showing 5 and a single family house.
This is a future townhouse development in the city of Smyrna, Georgia a suburb of Atlanta. The property is known as 1514 Hawthorne Avenue Smyrna, GA 30080 and can be found on google maps. The sight is unique in that it is on a small piece of land that used to be a church and borders a cemetery and there is another one on site. Great care will be taken to preserve and care for the sight. We will upgrade the existing wall around the cemetery with a new stone or masonry facade, provide permanent access to visitors, and provide permanent seating for reflection and a gazebo on the grounds.
There will be 5 townhomes, plus a single family house on the property. I am only seeking the design of a single unit which will be built 5 times. As you will see by the attached sample site plans. The most difficult site condition is lack of depth between the street and the cemetery wall. Zoning restrictions will require a two car garage. Additional parking in unit driveway. We have started with a concept that is 34' wide by 45' deep. This is the largest footprint that can be considered.
Important factors in design:
4 or 5 additional guest parking spots are desirable if possible
Attractive front elevations - Traditional or craftsmen style architecture utilizing brick, stone, board and batten siding or shingles as well.
Current designs have the front porch sitting 5 feet off front property line. I am interested in designs that are possibly smaller in depth, and can stay 10 or 15 feet off the front property line.
The units can be 3 story but the 3rd story must be in the attic not a full 3rd story because of the proximity to the street.
Extra consideration will be given to unit design which can utilize a small patch of garden for each unit
Stay 25-30 feet off left property line to avoid conflict with large trees and grave markers outside wall.
The townhouses will share an existing drive with the single family house. The house will occupy the right area of the property. There will be a one way drive behind the townhouses.
I would like to have access to the townhouses from the front and rear of the unt, and from the garage, and possibly a door from garage to outside.
Top of ridge of roof must be less than 35 feet.
The likely buyers will be young married couples, Singles, and divorcees, or empty nesters. A minimum of 2 Bedrooms plus some flexible space or 3rd BR in attic is great. Units will be priced between $200,000- 250,000.
