This remodel should add a new master bedroom, bath and walk-in closet space. It should add a carport or garage for two vehicles, along with at least 150 sq ft of storage space (which does not need to be air conditioned or attached to the main structure), ie it could be a shed. The design should include about 200 sq ft for a recording studio. This space should include provisions for sound proofing it from the rest of the house (wider wall framing etc).. An additional living space would be an added bonus to this design as long as the maximum sq ft does not exceed 2500. The exterior of the house should be updated to tie it in to the new construction. The preferred design style is a modern or mid-century modern/atomic ranch style. Recommendations for hardscape/landscape would be very useful as well.
The design can include a second story. There is a view from the west/northwest side of the property looking west from the top of the house. Also, rooms 4 and 5 (from Interior Measurements doc) are poorly integrated into the house. This space is a garage conversion from a previous owner. We would like to see this part of the house completely reworked into a more usable space.
Septic tank and field cannot be built on which means the house cannot expand toward the southeast side of the property. The three existing bedrooms and two bathrooms do not have adequate privacy from the main living space. Any potential solution to that would be appreciated though this goal is of lower priority.
The maximum sq ft of total air conditioned space should not exceed 2500. Existing sq ft is approximately 1670. The total number of bedrooms should equal four.
