I have a two bedroom 1350 sq ft home. I'd like to have something a little bigger. The challenge is to add space in a way that suits my needs and isn't overly expensive. As the old saying goes, I have champagne taste on a beer budget.
Right now the house lacks a laundry room and a pantry. I use one bedroom for sleeping and the other for exercise and reading. I'd like to have a room for sewing and crafts. I love sun rooms. I'd like it if whatever I do includes some space that has a lot of windows or has glass panes for walls or something like that. I'd probably make such a room the exercise and reading room and use the existing bedroom for sewing and crafts. Or, maybe you have a better idea for something I've never even considered. I have a two car garage. I do not want to convert it to a room. I recently spent $5,000 to insulate it, add storage shelves, etc.
I need spaces for the following things - followed by what I actually have now:
-- Sleeping, Dressing and personal bath - I'm satisfied with my current bedroom, bath and closet.
-- Kitchen - I'm satisfied with my current kitchen - EXCEPT that I do not have a pantry. I would love to have a pantry.
-- TV & Stereo & Computer/etc. (Pay Bills, Research & Study, Work at home) - I currently have all this in my den. I'm ok with the way things are. A larger computer/desk area is a nice to have, but not necessary
-- Yoga & Exercise - I currently use my second bedroom for this and it is ok
--Reading & Book storage - This is also in the second bedroom
-- Dining - My current dining room is ok
--Guests sleeping & guest bath - I have a sleeper sofa in my living room and this is OK. Also about a year ago I re-did my guest bathroom and I like it.
--Laundry - I do not have a laundry room. My washer and dryer are in my kitchen which is open to my den. The noise is frustrating when I want to watch TV or listen to music.
--Sewing & Crafts - I do not have a space for this. All my sewing and craft stuff is crammed in my living room and/or stored in my garage right now. It is there so that I can use the other rooms in the house as I've described.
I have a dog. It would be nice if there was an area where the dog could come in and out with easy access to the back yard without getting into the whole house.
I'd rather add to the front of the house than to the back because I like my large back yard. However, I've been told that because of the roof, it would be much more expensive to add to the front. Also, the city has restrictions about building lines and where on the property building can be done. I live in Richardson, TX, and the plans would need to work with all the Richardson city codes.
I'm trying to find a way to make my house suit me better, but spending as little as possible. If you have ideas for a solution that can be done in phases so that please indicate that with what you submit. In terms of paying for it all, it might be easier on me it I can split the expenses into two or three phases.
My current thinking is that I could add a laundry room/pantry on to the west side of the house. If I do this I can make the door that goes from the garage to the back yard be in entrance to the house from the garage. I do not currently have a garage entry to the house and this would be a nice thing to have. Also, I could add a large sun room to the back of the house in the area that currently has a ugly cracked patio.
I'm not sure if adding these two additions is the best solution. I'm especially fickle about the best way to add a sun room on the back and to make it look nice and work the way I want. That's why I decided to put this on arcbazar to see if anyone has any ideas that are better than mine. Or, if they just have good designs for how to implement my current ideas that would be helpful as well. It may be that the laundry room and sun room add ons really are the best solution. If they are, then I still need a plan for how to do it.
I have some pinterest boards where I'm collecting design ideas. The things on pinterest are just random ideas. I'm wide open to any solutions. It is my hope that one of you will come up with something I've never considered that will make more sense than anything else I've thought about.
