BACKGROUND We have purchased a small ranch style home in Central Connecticut and will be doing a complete re-hab prior to marketing it for sale. It is in a quiet family suburban neighborhood, 1960's construction with a good mix of single family homes. This house is a "starter" home and needs a lot of work. The scope of work calls for new kitchen, bath,painting,windows,flooring, roof, landscaping as well as a total clean up and trash removal. The house is 1050 sq ft with an additional 450 ft finished in the basement.
OVERVIEW One challenge that we face is how to give the exterior a more modern, up to date look without a major structural change and without breaking the budget. The house is small, plain,and the carport is a negative visual and gives off an unbalanced look. We are stuck with the carport, the position of the new windows and roof line. The siding is in good shape although outdated(. (8 inch )
1 Paint the siding a different color so as not to be so boring as the current white color which would then allow the enhancements , trims, roof etc to stand out.
2 Keep the siding the same on right and left sides as well as the back and update the front with the more modern 4 inch vinyl either matching the white or using a different color.
3 New roof using architectural grade will look much better than the existing roof. Need to pick appropriate color to compliment front siding etc
4 landing area is fairly large. In addition to a front door and railing upgrade maybe add a new roof structure to cover the landing but only if it enhances the over all look.
5 The front of the landing area ( on the house) where the blur vertical siding is currently, can be enhanced with some wood panels or some other design element.
6 Window trims etc. There is not a lot of space for shutters, so some fancier trims on the front windows and door would look good. The problem would be if you use white trim against a white siding-there will be no contrast of color.
7 Carport We have seen some other car ports with lattice work on the open side( top to bottom) that seem to make the area look more complete. Also- since the storage doors are in plain sight, a rework both in style and color should help the area look better.
Offer us a cosmetic update of the front part of the house using different materials , colors, styles, to enhance the " curb appeal" and total attractiveness of the house.
