I want to remodel my house located in northwest Miami just south of Miramar, FL.
I will probably live there for a while but I want to remodel the house with an eye to maximizing resale value.
The house has a very dated design from the 1970’s with about 3,200 square ft total including the two door garage and 2,600 square ft total living space not counting the space in the garage.
The house is located in a very nice gated community with a golf course.
The average house in this community is about $450,000, which is very upscale for this area but of course is not considered anywhere near luxury for Miami as a whole.
I have already replaced the old roof with a new barrel tile roof and I’m in the process of replacing all the windows with new storm proof windows (necessary for Hurricane prone Miami), the style is horizontal hung. I have attached an example of the look of the windows to be installed, please incorporate this style of windows into any design.
I plan to replace the French doors in the family/living room with new larger French Doors with two side windows looking on to the pool. The total dimension across of the doors and side windows is 109 inches.
I plan to replace a window in the dining room with French doors and replace a window in the master bedroom with French doors also.
I have attached the original blue prints. The changes already made is the chimney has been removed, walls around kitchen have been removed. Changes already scheduled to be made is new windows are going to be installed and the window in the Master bedroom and dinning room are going to be changed to French doors.

I have done a basic rough (very rough) design of what I want included in the new design and how I BASICALLY want the new design to look like FOR GUIDANCE cause of course I acknowledge a professional might come up with a better design of the layout of the space.
I’m no interior design expert but generally speaking I tend to like contemporary and or eclectic period design spaces.
Generally speaking I don’t like modern or industrial design which I define as black/white color schemes, use of bare concrete, use of lots of polished metal or chrome or use of plastic anything.
What I want this design competition to design:
A) A new open Kitchen with an island that can be used for as a eating space, with a walk in pantry. I tend to like black granite counter top with cherry wood cabinets. And by default the areas that border the new open kitchen the dining room and the family/living room spaces will need to work well with the new kitchen. I want the new dining room area to have a bar with a counter top and the window in this space will be replaced with white French doors.(See included diagram)
B) A new master bedroom with new his and hers master baths and new his and hers walk in closets. The window in the bedroom will be replaced with white French doors.(See included diagram)
C) Improve the curb side appeal of the front facade of the house by adding inexpensive cosmetic improvements with maybe new architectural elements, new garage doors and a new attractive paint scheme ( I prefer the color of the house to be between white and some off white color or beige combination).
I also believe the two side windows at the front door should maybe be removed with a new more attractive and contemporary design; and of course with new front doors.
Also the architectural element above the large front picture window is dated and I want that look changed (attached a picture of this item) and that window will also be replaced but still haven't picked one so the design should include a new window.
D) Redo the landscape of the property adding a new fence, updating the driveway design and adding some new driveway space, adding two decks outside the dining room and master bedroom and updating the pool area with new coping around the pool and new pool patio flooring, add a new hot tub attached to the pool and a small fountain feature flowing into the pool which should be able to be seen thru the French doors in the family/living room.(See included diagram)
E) I will strongly prefer 3D designs that include picture quality or near picture quality color detail especially showing the details of the tile patterns for floors, back splash and bathrooms.
F) An interesting design for the foyer, including a distinct tile pattern for this entrance area.
G) I want to use a gloss porcelain (to save money) tile in all the common areas (including kitchen) will probably prefer a neutral color like beige or off white with a marble like design on the tile laid at a diagonal pattern. I want a different tile for the bathroom floors and engineered wood floors for the bedrooms.
H) Also show how the lighting of the new space of should be.

I have provided diagrams of THE FEATURES I WANT incorporated into the new design.
The current layout of MY DESIGN is my best attempt to use the available space which still allows me to add the new features I want in the house.
But of course if in your design expertise you feel that a different layout will work better, I will certainly consider them.
I also have attached pictures of bathtubs, chairs, vanities and wall finishes which I tend to like and would like them to be considered in your design of the space.
