The project is an interior remodel of an outdated 2 bed room apartment (750 sf) that will need to be converted to a 3 bedroom with an open concept kitchen. The existing kitchen and bathroom will be demolished and redone. The bathroom will remain in the same location however the current kitchen ( shown on the plan on the lower right hand corner) will be demolished and turned into a new bedroom.
A new kitchen will be located in the clouded area which currently holds closets and is located adjacent to the living room. This clouded area is the only portion of the unit that can be demolished.
The new kitchen will be open to the living area and will be a modern open concept kitchen. The kitchen will need to accommodate a standard size fridge, range with microwave and recirculating hood, dishwasher and sink. The maximum length of the kitchen is 9'. An island that works as a dining area is optional.
The new bedroom as well as existing bedrooms will need to accommodate a closet. This project is surgical and no interior partitions can be relocated except for the clouded area.
The wall labeled "A" will have a soffit for airconditiong and will house closet space all along to accommodate coast closets as well as standard 3' deep washer and dryer units. The corridor leading to the bedrooms will be 5' to 6' wide (including the new closet. This explains why the kitchen can't be more than 9' wide.
The new bathroom will have a standard size tub, vanity, toilet, mirror, and light sconces. It will have a modern feel , neutral low maintenance palette and glass shower doors.
The fireplace in living room is to remain in place.
The designers are to provide the following:
1) Overall scaled plan showing new kitchen and bathroom layout
2)Elevations/sections of the kitchen and bathrooms
3) A rendering of the living area with the open concept kitchen and new bathroom
4) A basic palette of materials and finishes.
The ceiling height is 10'.
