Thank you very much for this submission. This is a beautiful design, and at the same time delivers on the target in terms of keeping the existing structure of the house. With a bit of tweaking it will match what we like perfect. Some thoughts from us - can the following be changed (I have written notes on the different drawings, and would like to email those to you, easier to explain on the drawings). Anyway, 1) The corner in the living room facing towards the sea has no windows. This is possibly the part of the house with the best view towards the sea (and at the same not not seeing the neighbors). The design should include some fairly large windows on this side of the house. Because of void to kitchen in this area should be able to find some good solutions? 2) All rooms / area need to have square meter indicated (porch also) and we need more details in terms of measurement (in millimeters) and existing angle of roof. What is the height of the lowest part of the roof? This is requirements for plan and building office. 3) The porch in the loft is to large (the closest neighbor will not accept it, and we need him to be happy...). Also, could the porch be retracted in such a way that it actually start "inside", that will make it more discreet, and we will have less "eyecontact" with neighbor. 4) Single door from laundry. Door switch place with windows. Smaller windows - maybe half the size. The reason for this is also the neighbour, and this area is fairly close and we need it discreet (his porch is close to this area) 5) The porch from the living room should be in level with both sides of the house, thus just a bit wider ☺. 6) The chimney should be indicated at the roof 7) The windows in the master bath is to large. We like them as is, but we think the neighbor will not, and our building application might depend a bit on that… Can they be drawn smaller. Maybe two small windows. 8) The master bedroom should have doors to make it more private 9) Maybe one more glass door in living room (the side with the view), also is it possible to incorporate some roofing over the porch, at least part of it.) A feeling that the house extend into the porch :-) 10). Ok, so we have an idea that we really hope can be achieved (and will look nice, off course open for comments). First, the main door entry level can be raised in line with existing entry area, something that will give us less indoor stairs - one large entry level). Yes, this will make the existing porch at that side of the house not possible. However, if you put a door in the area of the house where the master bath and sauna is today facing opposite side of the sea that can exit to a porch (which will be somewhat higher level than the porch on the drawing). Also, that porch will be quite big (and will mostly be used in the morning for a coffee since the sun rises here), and we don’t need all that outside size there. The area with master bath / sauna can therefore be drawn a bit bigger, and maybe make room for a guest room (5-6m2?) , and at the same time a small porch on that side. What do you think ☺. 11). Also, uncertain about entering the master bath through the walk in closet. Can this be changed? Re-arrange a bit? Or if you think it will work can I have a data generated picture to have a look?

Excellent design; greatly appreciated the practical nature of the approach. Good kitchen area design and practical master bath ideas. Simply preferred some of the other tower designs better but could easily work with this designer.
Well done! It is clear the designer understood the problem and the value proposition to escape rising waters by floating with them, roads and all. By embracing Arx Pax's three part foundation system and what it can provide an area subject to periodic flooding the designer managed to provide a technical solution while producing some very compelling graphics (and flyover video.) We hope that you will be available to collaborate on future projects with much more refined programs. Congratulations!
We believe this is the design we will use to build our project this is a very well thought our design meets all the criteria we requested. Love how the theatre and bedrooms are positioned so they don’t have any windows looking into neighbouring properties. Also love how the third bedroom looks out onto the outdoor kitchen on the upper terrace which will allow this to be a self-contained area for visitors. The materials used were as suggested and overall feel of the building is great.
Such an amazing project! We were stunned from minute one. Quality is everywhere and this project is a friend's favorite!

What we really like about it: - Very interesting facade, especially the canopy above the terrace - Good idea to move the entrance slightly - Great layout for fitness/sauna area Some potential concerns about some aspects: - Ground floor arrangement reinforces separation/distance between kitchen and living room. - Master bedroom - wardrobe space probably too small now (less wardrobe "meters") - 3-story northern facade wall will not be permissable by building code as it increases the perceived height of the house towards neighbours In any case, great design - thank you very much for the proposal!
The master plan gives some insight on the design of the road.
Many components of this design are unique. The consideration for public, semi-public and private areas is an important concept that was well thought out in the design. Unfortunately, the glass roof or even a solid, flat roof over the kitchen is not practical as snow would dump off the upper roof onto it.
