Hope you like my design. I spend a lot of time to find the appropriate solution for your space. It was a bit challenging but that's the beauty in small spaces. As far as the budget is concerned I am positive that you can finish this project with a cost of $15.000, maybe less, depending on the contractor. I couldn't calculate the cost due to the lack of the US market prices but I'm quite confident that this project won't go over budget.
The design has a unique feature, a motorized retractable ladder for the loft. For protection I used glass panels that fit in place and the opening for the loft is the same as the width of the ladder. The loft can accommodate 2 persons but as you can see you can use the built in sofa as an extra bed for 2 toddlers or 1 more person. When the ladder is in the upper position you can use the whole living space without it being in the way. You can even set up a dinning table for 6 persons and everyone will be sitting comfortably.
The kitchen has all the appliances you prescribed in the specifications and enough storage for plates and pots. It’s a fully functional kitchen.
The materials used are:
- Laminate floor for the loft ( carpeting would attract dust and insects )
- Concrete floor in the living area
- Concrete counter tops
- Brick tiles on the right wall
- Tiles in the bathroom ( only shower area and sink )
- IKEA kitchen units
- Wooden ladder ( or light metal structure )
- Steel vertical blinds
I tried not to change the typology very much so that you won’t need demolition expenses and spend your money in adding the necessary structural pieces. One extra window is added in the front façade above the kitchen sink. The bathroom will have a ventilation system.
