The project attempts to implement at most Your requirements, which are the second story addition and kitchen redesign of a one-story building.
The outline of the second story strictly follows the structural outlines of the first story, though enclosing only the necessary spaces and volumes, thus keeping in line with the tight budget ($200-$225/square feet). The second story is accessible through a new staircase placed in the former Breezeway in such a way, that it doesn’t block the existing path to the garage. The central part of the second floor is occupied by the Master Bedroom, which has large panoramic windows facing west. According to your requirements it is furnished with a king-sized bed with two night tables and a chest. The Master bedroom is equipped with a large Ensuite bathroom with separate toilet and shower areas, and also with a large walk-in closet, which has a make-up desk with a panoramic window. The second bedroom also faces west and is equipped with a small closet and a bathroom with a bathtub. The washer and the dryer are placed within a small laundry room, along with a sink and storage space for detergents and etc. Along the second story hallway there are built-in storage closets, placed under the low end of the roof slope.
The kitchen on the Ground floor is redesigned, taking down the wall and closets between the kitchen and the living room to create a Grand room. Between the kitchen area and the dining area of the Grand room, there is a kitchen island with seating on one side. The dining area is placed within the main space in order to look more formal and representative. A small table still remains in the formal dining area for casual meals, coffee etc.
The front entrance of the house is also redesigned as to form a porch/patio in front of the house (my guess is that this would be the place for the patio) which size would vary according to the budget (it could also be left as Stage 2 of the construction).
The overall exterior and interior design attempts to give the home a bright, open and timeless look with some contemporary touches. The exterior treatment preserves and complements the existing brick elements.
