We currently have a three season porch that has five sliding glass doors and is adjacent to our home accessible through our living room and kitchen. We are in need of an additional bedroom as well as a bathroom and shower. Our home only has one bathroom currently so adding a second bath is imperative with this project. In addition, maximizing the space constraints is also crucial.
Convert the porch into a bedroom with small bath and closet. I also want to make sure that the style of the home is maintained and the integrity of a 1946 cape cod style home is kept in mind. Keeping the window in the living room as well as being able to find enough space for a small bathroom and closet is crucial.
I want to be sure to keep the window and light from the existing living room. I would imagine we could create a hallway to do so.
I also want the room to match the existing style of our cape cod home which was built in 1946.
In addition, i would like to remove the sliders and create walls and windows but make sure there is accurate spacing and style to match the existing home.
I want to use some of the existing living room to gain some space for either the bathroom or closet.
There is water, power, and utilities under the existing living room floor which could be tapped into for use in the new space.
The three-season porch is built onto a slab, with no utilities in the room other than power.
I will select based on quality, price, and would like to use someone who has experience with older home remodels. I will use efficient windows which match the style of the rest of the home.

The first deliverable will be to address the needs of the space and to maximize the existing room as well as the needs for the bedroom, bathroom, and closet.
